Here's a list of everything you may need to complete a mortgage application. When you begin the approval process, additional information may be requested.
Property Information
- Fully executed original purchase contract
- A listing sheet from the multiple listing book.
- Name and phone number of person appraiser should contact for inspection
- Copy of deed, tax receipts, and property survey of your present home (if you're refinancing).
Verification of Income
- Name and address of your current employer (and any other employers from the last two years).
- Pay stubs from the past 30 days (to show year-to-date income).
- W-2 forms for the past two years.
- If you're self-employed or work on commission, signed copies of personal income tax returns for the last two years with all schedules. (Additional documenation i.e. corporate returns or year-to-date profit and loss statements my be necessary.)
Verification of Assets
- Bank statements for the past two months verifying sufficient funds for closing.
- Sales contract for current residence (if sold).
- Comprehensive summary of any real estate holdings, including:
- Complete address of each property
- Monthly mortgage, tax, and insurance payments.
- Rental income.
- Copies of fully executed lease/rental agreements.
- If you're receiving a gift for closing costs or down payment, bring the name and mailing address of the donor.
Additional Information
- Account numbers and complete information on all outstanding debt obligations.
- Name, address, and phone number of your attorney.
- For proposed construction, your building contract, blueprints, and a description of materials.
- Photo identification ie. driver's license.
Fees
- A check for the appraisal, application, lock-in and credit report fees.
